Village Centre Plan

The New Herriard Village Centre

Progress at last!

We are delighted to be able to tell you that the Village Centre plans were approved by the Government Office of the South East (“GOSE”) in late December. This followed extensive legal discussions and correspondence between us, Basingstoke and Deane Borough Council (“B&DBC”) and GOSE.

We now have in principle approval for the proposals and the 3 houses required to pay for it all. Once we have agreed the detailed plans of the houses with B&DBC, then they wiil be in a position to issue final permission. There are still many detailed steps to go through, and in practice this means that we should complete the planning process over the next 6-8 months, and be ready  to start building in spring 2005.

Plan of the Village Centre proposal

The planning  process will cover the following areas:

  • Appoint a sub committee to oversee the selection of a preferred builder / developer.
  • Appoint an agent to introduce us to suitable builders and oversee the competitive process of selecting someone.
  • Appoint a supervising architect for the Committee, to assist in selection and oversee works on our behalf.
  • Prepare a design brief and send to selected developers / builders
  • Review the plans and proposals put forward, and consult with B&DBC planners.
  • To put the proposals before the Village Centre Committee, in order to select a builder to work up the detailed plans.
  • Work up final detailed plans, in consultationwith B&DBC and submit this for approval
  • An exhibition of plans in the Village Hall
  • Once detailed plans for the housing and any changes to layout are approved we can sign all the agreements, including the S106 (planning) agreement, land transfers (sale and lease), Sports Club lease, and building contract at the same time
